Screening a €20M Spanish investment programme

A Northern European family office was considering acquiring or developing residential and hotel assets in Spain, with individual transactions between €3M and €20M.

Montclare analysed each investment across acquisition, financing, tax, ownership structure, operation and exit strategy. It also assessed the effect of leverage on net returns and future liquidity.

OUTCOME

The client discarded transactions that looked attractive on gross yield but lost their value after tax, financing costs and exit were taken into account. Capital was concentrated in the opportunities with a sustainable economic and financing structure.

Case presented in anonymised form to protect client identity. Montclare lends from its own funds in selected transactions and, in all other cases, structures the transaction, prepares the file and coordinates financing with authorised institutions.
