Our Approach

A Structured Route Before Any Introduction

We do not treat financing access as a generic introduction process. Before approaching lenders, investors or capital providers, the case must be clear.

We review the client profile, asset, project, jurisdiction, financing requirement, timing, documentation and commercial logic. Only then can the appropriate financing route be assessed.

Review. Prepare. Connect.

Review
We assess the client, asset, project and financing requirement.

Prepare
We help structure the case and clarify the most suitable financing route.

Connect
Where appropriate, we connect the opportunity with selected lenders, investors or capital providers.

Why this matters

International real estate financing rarely fails for lack of capital. It fails when a case reaches a lender unprepared — wrong profile framing, missing documentation, unclear structure. Our work is to remove that friction before the introduction, not after.

Alternative financing after a bank said no

A foreign investor was declined bank financing for a Spanish asset. The rejection was not about the quality of the property or the client’s financial capacity: it came down to the absence of a local credit history and a corporate structure that did not fit the bank’s standard process.

Montclare reviewed the file, identified the real reason behind the rejection and rebuilt the financial presentation. The transaction was directed to a specialised financier with experience in real estate assets and international borrowers.

OUTCOME

The client obtained financing without disproportionate personal guarantees and without dismantling the corporate structure. The change of financier solved a problem of credit criteria, not a problem of solvency.

Case presented in anonymised form to protect client identity. Montclare lends from its own funds in selected transactions and, in all other cases, structures the transaction, prepares the file and coordinates financing with authorised institutions.
